Yes. Since July 2020, all privately rented properties in England must have a valid EICR at the start of each new tenancy and at least every 5 years. Failure to comply can result in civil penalties of up to £30,000. We'll send you a reminder well before your certificate expires.

If your property fails (receives a C1 or C2 classification on an EICR, or fails a gas check), the report will outline the required remedial work. You can arrange remedial work and a follow-up visit through PropAssess at a discounted rate.

A standard UK rental property typically requires an Energy Performance Certificate (EPC) rated E or above, an annual Gas Safety Certificate (CP12) if gas is present, and an Electrical Installation Condition Report (EICR) every 5 years. HMOs have additional licensing requirements.

Gas Safety Certificates (CP12) are a strict legal requirement for landlords and must be renewed annually (every 12 months) by a registered Gas Safe engineer.
